Firms readied for launch of £450m new-build framework


Contractors have been alerted to the launch of a £450m new build framework in the North West.

Social housing consortium JV North is looking for firms to join a major multi-lot framework due to launch next August.

The procurement will see work split into three value-based lots: the first for jobs worth up to £4m, the second for those between £4m and £12m, and the third for projects over £12m.

Although most of the construction is expected to relate to affordable new-build houses, flats and bungalows, some conversion and remodelling contracts may also be up for grabs, the consortium said.

Associated public realm works and infrastructure, together with buildings related to sustainable neighbourhoods, could also be included under the arrangement, along with commercial small-scale enterprise and regeneration as part of residential developments.

Based in Manchester, JV North is a group of housing associations and local authorities including Bury Council, Cobalt Housing and Stockport Homes, which aim to utilise land for affordable housing.

Major players Morgan Sindall and Vistry were among the firms selected by the consortium three years ago to join a £560m housing framework designed to deliver 4,000 homes across the North of England.

That iteration was a substantial departure from the previous £180m framework launched four years earlier which included the likes of Galliford Try, Kier Living and Wates Construction, none of which were appointed under the 2021 agreement.

Firms interested in applying for the new framework are invited to attend a virtual supplier engagement session on 4 December, ahead of expected publication of the contract notice on 13 January.
