Wates has been given a £28.4m contract to carry out housing repairs in Hammersmith after the London borough terminated its deal with Morgan Sindall.
Wates Property Services will “support the delivery of good-quality repairs, voids and maintenance services” for council housing stock in the central and north parts of Hammersmith and Fulham, having won a three-year contract that started on 1 October.
It comes after the council decided in March to end its arrangement for responsive repairs work with Morgan Sindall Property Services. A council document said the contract was “terminated by mutual consent” on 30 September.
Wates’ services were procured via the National Housing Maintenance Forum’s £300m responsive maintenance framework, which was launched for a two-year period in January 2023. The framework features 19 contractors across a range of regions.
Hammersmith and Fulham Council said it would pay Wates up to £9.48m per year for repair works, while also incurring a one-off “mobilisation” cost of £150,000. The decision was signed off by Frances Umeh, the authority’s cabinet member for housing and homelessness.
Council documents said Wates had been hired on a tender basis that was weighted on 60 per cent quality and 40 per cent cost, with the contractor also agreeing “a social value plan that looks to drive positive outcomes in relation to local communities”.
A spokesperson for Morgan Sindall Property Services said: “The repairs partnership was reaching its contractual end date in 2025.
“The decision to end it in 2024 allows the council to fully consider its service delivery and procurement options, and put in place new arrangements for repairs that address the current market conditions and meet emerging service needs for the benefit of residents.”
