Wates scoops £75m resi scheme in Hampshire


Wates has won the £75m contract to deliver the 381-home first phase of a new community in Hampshire.

The contractor has already broken ground at the 13.8ha Lower Acre site, with its work expected to complete by 2027.

The scheme is the first of nine phases of development on the 130ha One Horton Heath site, which will deliver a total of 2,500 homes, largely on agricultural land situated 7km north west of Eastleigh and 9.5km north of Southampton.

Wates was appointed via Homes England’s Dynamic Purchasing System, on which it has been a partner since it was launched in 2021.

Lower Acre will see public open space, hard and soft landscape works, internal roads, footway/cycleways, associated parking spaces, substation, SuDS and associated infrastructure.

It will deliver homes of mixed tenure, with 35 per cent being delivered as affordable housing.

The scheme consists of flats and houses between two and four storeys high, constructed in seven sections

Eastleigh Borough Council granted permission for the first phase in November 2021.

The authority is both landowner and developer, and homes will be sold or let through the authority’s housing company Eastbrooke Homes.

In November, Wates was appointed by private developer Impec to the Gresham development in Middlesbrough.

On that scheme it will build 230 homes for rent and provide residences for more than 450 students in the first phase of the brownfield scheme.
